Living Trust

A living trust is a legal document that allows an individual (the grantor or trustor) to place assets into a trust during their lifetime. These assets are managed by a trustee for the benefit of the trust's beneficiaries, either during the grantor's life or after their death. The primary purpose of a living trust is to manage and distribute the grantor's assets while avoiding probate, the legal process that occurs after someone dies.

Powers of Attorney

Whether you need to update your General Power of Attorney, your Medical Power of Attorney, or a Special Power of Attorney, we can help notarize you signature to finalize your document.

Last Will and Testaments

Once you have your will prepared, we can take care of notarizing your signature to make it effective. Often this document requires two witnesses. We also verify their identity and notarize their signatures as well.

Property Purchases/Sales

We can notarize the documents involved in the purchase or sale of real estate, such as warranty deeds, compliance agreements, and signature and name affidavits, among others.

Affidavits

An affidavit is the written version of swearing under oath to tell the truth, just as if you were testifying in a courtroom. The document is signed both by the person making the statement, called an affiant, and by a person who is legally authorized to administer an oath, such as a notary public or certain court and government officers.

Written Statements

Much like an affidavit, any handwritten statement can also be notarized. After all, the Notary is not notarizing teh document itself, we are notarizing the signer!

Oath/Affirmations

An Oath or an Affirmation is basically when you swear that the information contained within the document is accurate. These documents should never be signed unless you are in front of the Notary.

Acknowledgements

The signer must appear in person at the time of notarization to be positively identified and to "acknowledge" that the signature on the document is his or her own, that it was willingly made and that the provisions in the document are intended to take effect exactly as written.

Certified Copies

We can help you optain certified copies of many documents. In Texas, the document cannot be a publicly recorded documents such as a birth/death certificate or any document that is filed for record with the County Clerk or any other such location.
